Roof n Tiles. Updated Sat 9/8/08.

Sat 9/8/08. Hi all. Firstly, congrats to Perry and Bernadette on taking delivery of the keys to their new Cremorne. Their house looks to have come up a real treat. Look forward to hearing how they settle in.

Also to the Neils who are having a tough time "retaining" their building materials and as a result are experiencing delays. I'm feeling your hurt guys. Chin up, and hope they catch the little %#*&*%! soon.

Have just returned from site with a few update snaps. Very happy with progress thus far. One question I will need to ask PD is around any double glazing requirements on our Nth facing windows....because we don't look to have it...!! (I thought this was a requirement for energy ratings...!!).

PD informed me yesterday that bricking is due to commence on Tuesday. Security company will be visiting the site Monday to run wiring for compulsory alarm system (per estate requirements).

Note that the roof framing over the rear of the house (AlFresco & Rumpus) is yet to be completed. This is apparently due to our changed roof pitch (more estate requirements) impacting the scaffolding positioning, and thus preventing framing over these areas to be complete until scaffolding is removed..!!

Gee - progress is good. You seem to have a lot of requirements with your estate. Not such a bad thing I guess, but I'm sure it adds to your cost.

Yep. Clublinks are pretty big on what you can and can't do.
- Category 5 or above bricks only, cream and not tumbled.
- Black or grey roof tiles, and no tin (I would have loved tin..!)
- Extended front afresco, to "enhance general street appeal"
- Reduced or glazed side windows for neighbour privacy
- No Certif/Occup' until driveway in
- 450mm eaves & 25deg roof pitch
- Aircon not to be seen from street
- Front lanscaping within 6 months of handover, and only after approval by them
- Security system wired back to central office

The list goes on and on. I understand and even support their objective, but yes it does $$nudge our bottom line a bit.

House is coming along well - just visited HTB and does look like the two of you are at very similar stages. Lots of estate requirements for you - ours has some of those as well. Hopefully means all homes are going to look really good and match well together.

Wow, that's a lot of reqs!
We chose to have bricks to the rear projection , rather than cement sheeting, and that delayed our roof for AGES b/c they couldn't put the trusses up over our HT due to the scaffolding being above it. Hope it doesn't hold you up that long!

Petal. The brickwork at the back is a nice extra, because the cement sheeting does look a little bland...!I can appreciate extra time and money though.

Wow, we will be travelling this build together! Did your brickies start? We were told by our CSC last week that ours would start "in a few weeks" got a nice surprise last night when Steve rang and said that we had about 20 rows up the study and down the long side of the house! He had stopped by the house on his way to Wangaratta, it was 6pm and the brickies were just packing up.

We had a few estate requirements too but thought that the upgrade to cat 5 bricks was a bit steep for you! Did you have to upgrade the roof tiles also or was cat 1 okay? Can I ask how much PD charged for the security system. Good for you to have but I'm guess it was at least $1000?

Oh and your house is so clean!!!! We have mud and water everywhere. Think your Cremorne will be the first I've seen with timber bi-folds.

Hi H2B. No start on bricks as yet. Think they were only delivered yesterday.
From memory, we got away with Cat1 tiles. As for cat5 bricks, yes this was a little frustrating. Added $5,500 to our bottom line...!!
Security alarm is installed (in our case) by the estate developer, not PD. It must meet minimal requirements, including wiring back to the to the estates central security office (all houses in the estate mut be centrally wired in)).
Cost for a Boshe system - $2,400. ("Not happy Jan".)
I am trying to tee up my first meeting with my SS. Wanting to put it on him (via a bottle of fine red) for a completion by Christmas, which is what PD Admin have previously hinted is likely....!!
